10 POINTERS FOR SELLERS IN TODAY'S COMPETITIVE MARKET

If you are a seller and are wondering...what do I do first before I think about putting my home on the market....here's some good ideas.

  1. Contact a local real estate company that's going to know about the area that your home is in.  Use their years of professional experience of the area and your area to market it the best to get the perfect pre-qualified buyers inside your home and looking at it on the internet.

2.  Decide if you are going to sell your home furnished or not furnished.  Real estate agents are not furniture sales people.  Remember the appraiser of a home only appraises the home, not its contents.  You may have to remove your favorite china, collectibles and your personal possessions before the home is listed.  Eventually you may be asked to write up a list room by room of what you are leaving.

3.  Spend a weekend and spruce up the place.  From the outside first...paint the steps to the home, decks, railings, etc.  Make sure that there are no broken planters, dead plants all around the home. 

4.  Cut the grass, trim the bushes, put a new welcome mat at the front door.

5.  Clean the windows and open the curtains...welcome the buyers into your home.

6.  Clean the inside of the home, move the furniture away from the walls, remove everything on top of the bureaus, except the TV, or lamps.  Make sure that each room is reflecting what it is, bedroom should have only bedroom furniture in it...not exercise equipment, a desk, and bedroom furniture, unless you have enough room to have it in the room, don't cram it all in the room, it makes it look smaller.

7. Kitchen and baths should not only look clean, but smell clean.  Put some light air freshners around with a light scent.

8.  Spend a little bit of money, around $100 and get new bedspreads, and towels and matching shower curtains for the bath..you'd be surprised what a difference that will make.

9. Show off your floor space, have as little of furniture around, too much furniture makes the home too small.  But away everything on the kitchen counters, don't have anything on top or on front of the refrig, top of the cabinets or back of toilet, or vanity.

10. Once you have done all the above step back and take another look...did you miss anything?  Remember you have 30 seconds for a buyer to make a first impression that small amount of time will make or break your sale.
