Once you have found your Dream Home it's time to sit down and write an offer. Your CENTURY 21 Select Group Agent will assist you through the entire process, from writing the offer to signing the closing documents.
- Writing the Original Offer – Don't feel intimated by the long document; let your CENTURY 21 Select Group Agent guide you through the process smoothly. Remember, the seller has the right to counter back negotiating specific parts of the original offer. Some offers have several Counter Offers, others have none or very few.
- Earnest Money Prospective buyers often put up what is called earnest money to prove to the seller you are serious about buying the home and that you are making the offer in good faith.
- Home Inspection – It is recommended you hire a Professional Home Inspector to look for imperfections that can't be seen by the naked eye such as; the structure and foundation, roof, exterior, major systems (electrical, heating, cooling and plumbing) and appliances that will stay with the home. In our Board contracts, you are looking for any substantial defect that will reasonably cost over $1000 to correct excluding any defect previously disclosed in writing by the Seller to the Purchaser.
- The Closing – At the closing you and the seller sign the required legal documents selling the property to you, the buyer. Your CENTURY 21 Select Group Agent can go to the closing incase there are any questions or concerns you have for them.

The purchase of real estate is one of the most important transactions a person will ever make. The first step is to pick out a specific area to focus your search on. When looking at neighborhoods, check out the quality of schools, the average home prices, the major employers, and the nearby resources (fire station, library, grocery store, etc). After choosing the best area for your family, then it's time to start taking more proactive steps.
Resources for Buyers
A real estate agent will be your major resource for help and information. Your agent will be your access point for the MLS (Multiple Listing Service), which lists all available properties on the market. While many sites allow you to view the MLS you will need an agent to actually tour the homes. Beyond simply finding you a home, your agent can often help you find a good source of financing.
Financing is a crucial step in the buying process. It's important to be pre-approved for a mortgage before looking seriously at homes. Pre-approval means that you have been fully screened by the lender and approved for a loan; this can be a huge help when the time comes to make an offer. Most sellers will go with candidates that are pre-approved since there's less risk that the deal will fall through.
Your real estate agent will also be critical when it comes to negotiating and making your offer. The home buying process is long and involved, but with the right resources--namely, a good agent--it can be exciting and fun.
Licensed real estate agents are required to disclose who they represent. In most cases, the Agent, Subagents and Broker's Agents represent the seller.
Some of the duties of the Agent for the Seller are to:
- Promote the best interest of the Seller.
- Obtain the best price and terms for the Seller.
- Fully disclose to the Seller any and all facts which might effect of influence the Seller's decision, including information obtained from a Buyer.
- Offer the property without regard to race, color, religion, sex, ancestry, nation origin, handicap, or familial status.
- Treat all parties to a transaction honestly.
Buyers may choose to employ a real estate broker to represent his or her interests as a Buyer's Agent, and if so, should enter into a written contract that clearly establishes the obligations of both the Buyer and the Buyer's Agent and specifies how the Buyer's Agent will be compensated.

Real estate is sold in its present condition. It is the Buyer's responsibility to satisfy him or her self that the condition of the property is satisfactory. Buyer may request that the property be inspected, at Buyer's expense, by qualified professionals to determine the condition of the structure or its components.
Buyer request for any inspection should be made prior to Buyer's entering into an agreement of sale, or as contingencies to the agreement of sale. The purchase of any property will be as a result of inspections made by buyer and/or qualified professionals hired by Buyer not as a result of any representations made by seller, agent for the seller, agent for the Buyer or any of their respective salespeople, employees, subagents or partners.
