5 steps in being an educated buyer...

Being educated before you visit the area you wish to purchase is a MUST in today's market.

Here's 5 things to keep in mind when making an appointment to see homes/properties.

 1. before your appointment...find an agent that you are comfortable with.  Speak to him/her on the phone first to get a feel of how the agent works, when are they accessible and are they listening to what you want.

2. come prepared with a pre-qualification from a banking institution.  Bring or email the prequalification with you on your appt.  Reason is there is information on that paper that can help you and your agent to find you just the right home.  Sometimes the taxes have and HOA (homeowners association) fees have to be under a certain amount of money for you to qualify for a mortgage.

3. be on time for your appt.  Most of the time the agent has already made the appointment for you with a timefactor in mind.  If the homeowners choose to leave the home so you can take your time looking at it, or a renter isn't there when you arrive that makes everyone frustrated.

4. ask your agent if you can have some paperwork for each home that you visit.  When viewing multiple homes, it's nice to write down what you will remember about each home on the MLS sheets to make your choice for a 2nd visit easier.

5. bring your checkbook, you may just find the perfect home and want to put a first deposit down on the home before another buyer beats you to it.  Today's market is moving quickly and you have to be prepared to move forward.
