what's the most important thing to bring to an appt when meeting with your real estate agent?

Did you know what THE most important thing is to bring with you when you meet with your real estate agent?  Your pre-qualification letter from your bank or mortgage compay.  Do you know why?  Because there is information on the pre-qualification that will assist the real estate agent.  For ex:  what the limit is for HOA fees, a tax amount that you can't go over.  Those amounts will be important so the real estate agents do not show you homes that won't be able to be approved by your mortgage company.

Paying cash?  That's great, no prove it.  Bring a letter from your bank stating that you have a certain amount of money in an account in that bank and have a signature of someone from the bank.

A good real estate agent will check first with your mortgage company and/or banking person with some other questions as well.  For ex:  does the buyer have enough money to pay for their closing costs?  If not, how much of a sellers assist will their mortgage approve?
