STAGING A HOME TO SELL FASTER AND AT A HIGHER PRICE $$$$$$$$

Did you know that buyers look first with their eyes...and then with their nose?  Yup..if it's not clean, organized, decluttered and staged correctly, buyers will walk in and walk out.  Here's some ideas that are inexpensive, but can bring in more $$$$ and sell quicker.

Staging 101: 5 $$$ money making tips

1. Declutter-meaning put everything away...only display large pieces of furniture, lamps end tables, keep desk clean.  Organize any pet toys and beds. Remove ALL personal items, pictures, magnets from refrig doors, put away ALL items on the kitchen counters, leave only large items for ex;  microwave,  Clean off top of refrig, put nothing on top of refrig or cabinets.

2.  Repair-broken lamp shades, cracked outlet covers, broken windows or window screens, scratched furniture, outside lamps, lights. Put lightbulbs in all lamps, lights ceiling lighting and make sure they work.

3. Clean-everything and anything.  Ceiling fans & lights, move furniture away from the walls, baseboards, heating units, shampoo rugs and furniture.  Put air freshners around, same scent in whole home...white linen is nice.

4.  Update: paint goes a long way.  Paint neutral colors, beige, tan, white, sand or light green, light blue. 

  • KITCHEN:  you'd be surprised how much painting can do.  Paint the cabinets white, off white or sand color.  Change the knobs and drawer pulls.
  • DINING ROOM:  leave only table with 4 chairs, a runner on the table or nice fresh flowers or plant looks nice.  Have a china cabinet?  Start packing your china and knickknacks...focus on one or two items per shelf.  Don't have pictures on every single wall.  The wall behind the table would be a great place to center a saying:  Home Sweet Home, All Welcome, etc.. you can print the words and frame them in nice frames ...simple and clean is what you are looking for.
  • LIVING ROOMSofa,, end table with lamp, area rug, make it all neutral and throw in color in the pillows.  Remove drapes, curtains, leave blinds...but make sure they are CLEAN...
  • BEDROOMS: new bedspreads with neutral colors or one color that matches the curtains.  Or remove the curtains and leave blinds...clean ones, that is. 
  • BATHS: clean, clean and clean some more.  Remove all toothbrushes, tooth paste, brushes, etc.  Put them away.  Replace shower curtain and towels, make them coordinate.  Paint the walls a creamy beige color.  Clean the mirror.  Handy?  Put a frame around the mirror and paint/stain the color of the vanity.  Old vanity?  Replace or paint it, change the knobs and drawer pulls.  NEW TOWELS...in shower and tub, clean, clean clean...and nothing in the shower...no soap, no shampoo...nothing. 

5.  DON'T FORGET THE OUTSIDE: Ever hear of first impression or curb appeal?  Buyers look at your home on the internet first and then determine if they want to make an apt or not.  Clean up the lawn/yard.  Rake leaves, test all lighting, paint if necessary, scrape paint and repaint if needed, powerwash the house, stairs to the home, deck.  Windows...clean them inside and out.  Icing on the cake?  Flowers...wreath on the front door, new updated address numbers.
